FSBO Homes 5 More Myths That You Should Know
Myth Busters: Save the Stories for Bedtime
As the U.S. economy continues to rebound from the pandemic, home buyers are out and looking for their dream homes. However, as a result of low inventory, competition is fierce and prices are on the rise. One way to bypass this competitive market and potentially save thousands of dollars is by buying directly from homeowners who are selling their property by owner. These sellers are at the center of today’s housing market.
Agents in the real estate industry want you to be afraid of driving. Agents thrive by convincing homeowners that selling their own home would take too much time, effort, and skills.
Don’t let these five myths undermine your confidence:
MYTH 1
It would be impossible for me to prepare my house for listing photos in a way that makes it look attractive. This is why I need an agent who can hire a professional stager and photographer on my behalf.
REALITY CHECK:
Stagers and photographers can be hired directly by you. Do you want to do it yourself? Find comparable properties online and copy the staging and photography techniques that make properties look their best.
MYTH 2
I will never be confident enough to do this. A professional agent will be able to help me devise a strategy for selling my house.
REALITY CHECK:
It’s possible. You are the best person to know your home. You will have the same listing tools that agents use so you can sell your home in a reasonable amount of time at the best price in addition to giving buyers all the details they’re looking for.
MYTH 3
It has been said that only real estate agents have buyers who have been “pre-qualified.”
REALITY CHECK:
All potential buyers can pre-qualify – which simply means that they’ll have an approval letter from a lender saying that yes, they’ll get their mortgage approved. It’s that simple. You receive it like pre-approved credit card junk mail every month. It is possible for FSBO sellers to go a step further and require prospective buyers to be “pre-approved” before scheduling an appointment to view a home. Since FSBO sellers do not specialize in networking and listing homes, they can go a step further. The difference between pre-qualified and pre-approved buyers is that pre-approved buyers already have a mortgage approved by a lender and can immediately commit to buying your home.
MYTH 4
It’ll be best if I settle for a hardware store “for sale” sign.
REALITY CHECK:
Several by-owner services are available online that offer a wide variety of options, including attractive paper signs for your windows and large, professional-looking arm signs.
